Single-family prices below nearby markets

A benchmark is not the price paid by every buyer, and local government cannot claim that it caused regional market movement.

Method notes
- Every point is an August single-family benchmark from page 6 of VIREB's August 2026 package. Its historical figures are revised onto the same basis. The report provides 2021, 2023, 2025 and 2026 endpoints; connecting lines do not supply missing annual observations.
- Earlier reports contain different historical values. A September 2022 snapshot from an older edition cannot establish a like-for-like change to August 2026. Inflation-adjusted home-price claims are omitted until a matching August CPI observation is verified.
What should be measured next: Track approval time, completed homes, product type and price relative to local incomes, not just headline market values.
